Miramar Food Hall to Bring New Energy to North Beach

A long-dormant coastal landmark in San Clemente is preparing for a vibrant new chapter as the Miramar Food Hall nears its anticipated opening in North Beach. Set within the historic Miramar Theatre property, the project is transforming a once-iconic movie house and former bowling alley into a modern gathering space centered on food, community, and coastal culture.

Originally opened in 1938, the Miramar Theatre has stood for decades as a recognizable piece of San Clemente’s architectural and cultural history. In recent years, however, the building has remained largely unused – its future uncertain. Now, through an ambitious redevelopment effort led by Wedgewood, the site is being restored and reimagined as a lively destination designed to breathe new life into the surrounding North Beach district.

 At the heart of the transformation is the Miramar Food Hall, a concept created and operated by Tiger Hospitality Group. Known for developing curated dining experiences, the group has been tasked with shaping the project’s culinary vision and day-to-day operations. When it opens, the food hall is expected to feature 15 food vendors along with two full-service bars, offering a wide-ranging culinary experience under one roof.

 The concept blends “global bites” with a strong emphasis on local flavor, bringing together a mix of Orange County favorites and emerging concepts from beyond the region. Among the vendors announced so far are Cosmos Burger, El Puerto Street Tacos, Graciously Thai, Lobster Lab, and MOTO Pizza, a well-known Seattle-based concept making its local debut. Additional offerings are expected to include Mediterranean fare, sushi, coffee, and health-focused options, creating a diverse lineup intended to appeal to a broad cross-section of the community.

The roughly 12,600-square-foot space has been designed with flexibility and atmosphere in mind. Plans call for a central dining hall with communal seating, an indoor-outdoor flow that takes advantage of the area’s coastal climate, and a spacious patio where guests can gather just steps from the ocean. Beyond dining, the venue is also expected to host live music, special events, and community gatherings, positioning it as more than just a place to eat.

Developers have emphasized the importance of preserving the building’s historic character while introducing modern elements that reflect San Clemente’s laid-back, beach-oriented lifestyle. The result aims to strike a balance between past and present – honoring the Miramar Theatre’s legacy while creating a destination suited for today’s residents and visitors.

 The project is also seen as a key piece in the ongoing revitalization of North Beach, an area that has experienced renewed investment in recent years. With its prominent location along North El Camino Real and proximity to the coast and transit, Miramar Food Hall is expected to draw both locals and out-of-town visitors, helping to energize nearby businesses and public spaces.

Most of the seating will be on climate-controlled outdoor patio.


While the project has faced delays common to large-scale redevelopments, it is now targeting an opening this June. As construction nears completion, anticipation continues to build around what could become one of San Clemente’s most dynamic new destinations.

For a city defined by its strong sense of community and coastal identity, the revival of the Miramar site represents more than a new dining option. It signals a renewed investment in shared spaces – places where people can come together, connect, and experience the evolving story of San Clemente.
